The way it works is that you reduce the design down to the bare minimum & see where that takes you?

You then cost the other items on your 'wish list' & put them below the line.

For me the Supporters Bar, Community Changing Rooms & Community Grass Pitch are 'wish list' items.

Once you know the basic starting figure you can then prioritise which items on your 'wish list' you can afford & add them back in to the design.

Your starting point has to be your minimum cost.
