I'm a Maidstone fan - we built a step 4 ground while in the ithsmian league south east in 2012 and later upgraded it extensively to national league standard

It cost us £2.8 million, around £4,134,519 in todays money, although doubtless the costs of construction may have fluctuated in that time. a substantial part of that money was spent on the 3g pitch, but that has paid for itself via renting it out. Funding was sourced partly through our owners (who are not rich in any way as we have found out the past couple of seasons) but also through grants and a name sponsorship from the main contractors. It cost us just under the original construction cost to upgrade to national league standard.

It was constructed in a slightly tricky area next to a river, with difficult footprint - geologically this may have resulted in a similar cost to your planned area

We ended up with a genuinely decent ground which many regard as better than our original!

Pictured is the ground as it was when it was built in 2012 compared to today. note the grey building containing offices, changing rooms, a bar and academy classrooms.
