The site falls under the Mining Remediation Authority (formerly the Coal Authority) & is designated a High Risk Development Area, with possible shallow coal workings.

A Coal Mining Risk Assessment (CMRA) is required to be submitted with a Full Planning Application to NBBC.

An intrusive Ground Investigation involving drilling boreholes is required.

Ground stability needs to be considered by NBBC Planners.

Gas monitoring is also required. This refers to naturally occuring gases that get trapped in old mineworkings, that are a safety hazard, due to the various gases being colourless & odourless.

An initial development appraisal including risk scoping has already been carried out for the Vale View site.
