Avenue Road - Who will be the Developer?

This is a question the Co-op/CIC will need to ask themselves first & foremost.

It is crucial that this is established because there will be S106, S278 & possible other Commuted Sums that will need to be paid.

So, who will be liable for the payment of those Development Costs?

Can I please have some of the drugs you are taking, VoR? The council has made it clear that it has not been approached about developing that site for Boro, but you are already selecting a developer? it's the usual madness from you, I'm afraid.

If we had listened to you, we would have built a new stand and upgraded floodlights at Liberty Way, we would be improving the stadium in Hinckley ready for a ground share. I suppose it's only a matter of time before you would be planning to upgrade Barwell to Champions League status in case we have a massive successful streak before Avenue Road is ready.

In one of your earlier posts, you said that we don't want to put the cart ahead of the horse. Don't you think you're doing precisely that by choosing a developer before we even know whether we will have a club?

FFS - I think the first question would be "which land is available", then a feasibility study to ensure it can be afforded.

When the Co-op start to look into the long list of costs to be borne by the Developer & the cost of employing a Planning Consultant, along with other specialists, before starting to think about the new Stadium build cost, then a pair of brown trousers will be needed as standard issue to all of their members, particularly those on the Board, maybe two pairs for the Board Members?

So not financially viable then as most have told you all along.
Pie in the sky- no money available from council and coop have funds to build a dug out probably.
Tell me VOR what’s your plan for the alchemy needed to procure a new 5000 capacity ground at a questionable location?
There’s quantifying a construction project and there’s obtaining the money.
So how do we make gold from sod all?
Over to you.
I’d like a 6 bedroom hose in the gothic revival style.
I could design and build one but don’t have the money.
So how do I get money from nowt as the coop will have to.

NBBC gives private investors a fair hearing & allows them to present their plans & deliver a new Stadium, with or without Council funding & does not be deliberately obstructive to prevent the private company in achieving its aims, of giving us a new football club that the town can be proud of in the future.

Is that fair?

And look at stability, finances and history of the bidding company (unlike Johnson/hancock with PPE)

Now what can coop bring to table to show they can do the job?

I have no idea who manages Bedworth or Barwell or Etone facilities but at least they have a track record.
