A realistic target budget cost should be set at £5,000,000 excluding exceptional costs brought about by potential underlying abnormal ground conditions.
The exceptional costs of any site remediation & piling required due to mineworkings & Vale View being a former (possibly uncontrolled) landfill site should, IMO, be subject to further discussion with NBBC.
I believe it would be totally unfair on NTFC CIC Ltd to expect them to stand the cost of these additional works, given NBBC own the land, unless a deal can be made to give the site to the football club, free of charge, as part of the negotiations.
Just my thoughts!

More information on the underlying ground conditions will be forthcoming once BEK have completed their initial site investigation.

This is my biggest concern about Vale View. A recommended site from the Council,their property,for the playing of sport should not be subject to the costs being borne by an applicant in my opinion. The site is either fit or not for sport to be played or it cannot be deemed as suitable for that use. Just my thoughts.

I think you’re something in the mark with 5 million which will get you a basic ground - my question is -
How the hell are town going to pay even this sum?
Where will they het the money from?
I think they’ll be at Beduth for many years to come.
Unless there’s a helicopter drop of cash.
Time will tell.

They will need to consider changing how the Club is set up at some point.
As NTFC CIC Ltd (by Guarantee) they will find it difficult to raise equity.
Also, CIC's are heavily regulated.

If NBBC were to give Vale View to NTFC or sell the land to them for a nominal sum (assuming there are exceptional costs to be met for abnormal ground conditions) then the Club would have a valuable asset to use to pursue a Bank loan.
Otherwise, they will be largely reliant on obtaining Grants, which as a non-profit making social organisation could be looked upon favourably.
FA Grants come with a lot of Conditions.
They could consider a Membership Scheme, with a joining fee & an annual subscription.
They could also rely on donations.

I'm a Maidstone fan - we built a step 4 ground while in the ithsmian league south east in 2012 and later upgraded it extensively to national league standard
It cost us £2.8 million, around £4,134,519 in todays money, although doubtless the costs of construction may have fluctuated in that time. a substantial part of that money was spent on the 3g pitch, but that has paid for itself via renting it out. Funding was sourced partly through our owners (who are not rich in any way as we have found out the past couple of seasons) but also through grants and a name sponsorship from the main contractors. It cost us just under the original construction cost to upgrade to national league standard.
It was constructed in a slightly tricky area next to a river, with difficult footprint - geologically this may have resulted in a similar cost to your planned area
We ended up with a genuinely decent ground which many regard as better than our original!

That would be lovely but realistically is well beyond what we will be looking at initially .
Runcorns new ground is probably a lot nearer to what we will be looking at . It's a lot more basic but does the job and would still cost millions .

Thanks for the interest Wiltstone & providing the information & photos.
I notice you opted for a 3-sided Stadium design, which is permissible.
I assume Maidstone have a FIFA Quality PRO standard 3G pitch, suitable for playing in the National Leagues.
The potential cost problem at the Vale View site is its previous useages, which may or may not prove cost prohibitive.
As an aside, the Bank of England have a calculator to update previous years costs to the current date, it might be worth checking your figures using that calculator.
I think £5,000,000 is a useful starting figure, which should provide a good Stadium at a commercially viable cost.
Interesting times in Nuneaton with many challenges ahead!
