Amazed how any people thought Vale View was a given because the council said “agree in principal”

The section over Haunchwood rd at Vale View was more or less the.same in section accept the fill which was refuse and not pit spoil.

The site falls under the Mining Remediation Authority (formerly the Coal Authority) & is designated a High Risk Development Area, with possible shallow coal workings.
A Coal Mining Risk Assessment (CMRA) is required to be submitted with a Full Planning Application to NBBC.
An intrusive Ground Investigation involving drilling boreholes is required.
Ground stability needs to be considered by NBBC Planners.
Gas monitoring is also required. This refers to naturally occuring gases that get trapped in old mineworkings, that are a safety hazard, due to the various gases being colourless & odourless.
An initial development appraisal including risk scoping has already been carried out for the Vale View site.

NTFC are looking to build on that site!?
60-80ft of (possibly/probably) uncontrolled household waste fill?
It looks to me as though you are looking at 20-30m long end-bearing piles founded in the original ground at the bottom of the fill, for any of the heavy load bearing structures.
Then there is the problem of stabilising the fill to resolve.
Assuming the Engineers can address these abnormal ground problems, there will always remain the potential for settlement & equally the additional risk of differential settlement?
Yes, there are some challenges!
Edit:
I can understand NBBC not wanting NTFC to continue spending any more money on Vale View, until the Council's Scrutiny Panel have reviewed the question of suitable site availability.

Yes challenges- But
If the main stand could be positioned on land surrounding the clay hole fill then it may be viable . The filled clay hole does not cover the whole area of the site.
Access remains difficult though.
Looking again I'm starting to think Gala field maybe possible. It's said it's a!already been leased but what about Boro sharing with Griff at a new stadium with the junior and ladies teams using the running track pitch and facilities. Everyone would be a winner.

There must be a reason that the Griff cannot enclose any of the pitches. That was what I was led to believe as to the reason. The carnival is a meer shadow of what it once was anyway, so having the gala is no longer needed.

It will be protected sports land designated by Sport England and in the Local Plan.
It won’t end up as houses.
If the football club were allowed to develop there there should be a focal point for the local community and a 4G pitch available for 7 day use.
However I fear this one will be put to the back of the current NBBC admin’s objectives and whilst they will be friendly nothing much will happen soon. Let’s hope the Nuneaton public change their minds!

There is no further requirement for a 3G pitch in Stockingford, according to NBBC's Playing Pitches Strategy.
There is a full size 3G pitch at Alderman Smith Academy, available for Community use.
There are 2Nr 3G pitches required in the Abbey & Wem Brook areas.
Perhaps NBBC can come clean & let everyone know when a 3G pitch is going to be installed on Gala Field?

Stanley's. no 4 yard - made glazed bricks and other goods such as sinks. A tramway took.clay to the works across fields from.their no4 pit, later named the Cloddies, now open ground around the jubilee centre and St Thomas Moore school. Coal was also taken here from the seams which outcropped in that locality.

The houses opposite the white lion built in the 70s were located in the northern section of the Haunchwood no2 brick yard clay pit which was flooded after abandonment. After ww2 Griff no4 pit obtained a lease from the Arbury esate , who owned the land to tip Colliery spoil in the disused clay hole. Only part of it was filled with spoil and that was where houses were built. The remainder of the pit was.filled and landscaped and is now open space behind Ashdown drive.

The Raywoods in Nuneaton was primarily built over a former industrial landscape. The housing was constructed on land that previously housed the Stanley Brothers No. 4 clay pit and its associated brickworks, which were connected by a tramway. The area, located off Heath End Road between Greenmore Road and the present-day Jubilee Centre, was transformed from these former clay pits and brick kilns into mid-20th-century housing.
Living in Greenmoor Road I used to love the cloddies and the big pool (they didnt build over that, but very near).

NTFC need to explain to Warwickshire County Council Highways that their eventual aim/ambition/aspiration is to built (in phases) a new National League standard Stadium at Vale View & wait for their response!
Making sure that WCC are made aware that the new Stadium will have an eventual capacity of 4,000 spectators.
Town have employed Vista Planning to work for them on the Planning Application.
Consultation with WCC should be carried out by Vista Planning on the Club's behalf.

I take it that we all want the same thing; the club back in Nuneaton, Yes? It was said that the club was offered three options by the council. VV, is the clubs prefered option, it may not be mine , yours , or many other club supporters, but it is the club's. As we all know, and as many of us live in the Ford ,and remember the site as a big hole in the ground, the site is not ideal. However, we are not in the position to buy a piece of land, even if such a site was available, so we have to go cap in hand to the council to enable us getting back to town.
I don't believe that VV will be developed. The council themselves have highlighted the many flawes in that site, many of which have been discused on forum, but I will not berate anyone who holds a different position on the issue. I have said before , that I, being of a certain age, do not expect to see the club back ' home' in my lifetime. I really do not see a long term future for the club if it never happens.
